What makes Fairway Independent Mortgage Different?

At Fairway Independent Mortgage, we are North Carolina and South Carolina approved and Licensed Mortgage Loan Originators and Mortgage Planners, not just loan officers or mortgage brokers. That is a big difference.

As Licensed Mortgage Loan Originators, we have passed the North Carolina, South Carolina and Federal exams to demonstrate our knowledge. We have also passed rigorous FBI background checks to demonstrate we have the ethical character to work for you. The SAFE Mortgage Licensing Act was signed into law in 2008. It is not evenly applied, however. Loan officers at retail banks branches and in bank call centers are not licensed under state or federal laws. As individual loan officers, they have not passed the tests or gone through the background checks that all Licensed Mortgage Loan Originators at Fairway Independent Mortgage have already passed.

Mortgage Lender, not just a Broker

We are Independent from the big banks, but we are not Mortgage Brokers. Mortgage Brokers only try to match up customers and lenders, but they cannot approve loans or lend their own money. Unfortunately, all a mortgage broker can do is send in your application and hope that it gets approved, and if it does, then all they can do is hope the money shows up for closing.

Being independent allows us to work with several other lenders to provide you with the most options for your home financing needs – this allows us to shop rates for you and to find lenders that will approve unique loan scenarios that might get rejected by the local branch of a bank.

We can broker mortgage loans when we need to for unique scenarios, but the majority of the loans we do are as a mortgage lender. This means we control the entire process from application to funding with our own in-house processors, underwriters, closers and loan funders. This allows us to close loans in as little as 7 business days when necessary and to ensure that all of our loan will close on-time, under budget and with no surprises.

Mortgage Planners

As Mortgage Planners, we work with our customers prior to the loan application to help them discover the best loan scenario for them – every factor, such as down payment, credit score, loan term, loan program and others is analyzed to determine safest and most profitable way to own your house. The mortgage plan we create for you will allow you to safely and confidently buy your house.
